Duties & Responsibilities


Preconstruction

Maximize competitiveness of construction projects

Develop a thorough understanding of each project

Support creditable interface with client, subcontractors, architects, engineers, and consultants

Effectively schedule all preconstruction activities, effectively track budgets

Schedule subcontractors as directed for required activities, schedule and attend preconstruction meetings

Coordinate safety with Safety Manager

Support creation of a completed project schedule and plan for implementation of project schedule


Project Management

Develop strong planning skills through performing initial project set-up and maintenance of systems, quantity tracking logs, submittal tracking logs, shop drawings, as-built drawing updates, contract drawing updates, change order logs, invoice, change orders, and update pipelines and project journals

Develop a thorough understanding of each project from start to finish including reading, understanding, and retaining the design intent of the project plans and specifications

Apply effective problem-solving skills, which are appropriately creative and innovative

Support purchase and ensure that materials for construction are on-site as directed and needed, including sending and tracking requests for quotes and scheduling material deliveries

Prepare accurate monthly cost reports, end-of-job cost reports, and labor forecasts in a timely manner

Draft documents for processing such as EWOs, COs, and invoices—in a timely manner

Inspects work at sites for compliance with terms and specifications of the contract

Actively support the safety culture on each project through attending pre-task planning meetings and weekly safety meetings as well as performing site inspections with NWC field leadership and conducting regular audits of project safety documentation

Promptly communicate issues to Project Manager, including changed site conditions, revisions to contract drawings, or other potential changes in the scope of work; actively engage in finding the best solution (in terms of safety, cost, and schedule) for each issue

Develop and demonstrate cost control skills

Participate in project revenue forecasting with Project Manager

Accept responsibility for certain Project Manager duties as assigned and mentored

Develop and demonstrate timely and accurate closeout activities


Administration

Effectively utilize project management and estimating software.

Submit billings per the contract.

Collections.

Provide proposals, budgets, and advice to customers

Monitor lead generation for new leads

Respond to clients within 24 hours

Provide all job-related information to the office

Schedule job placements for PM’s jobs

Consistently meet deadlines and project commitments

Demonstrate a customer service approach to project support

Demonstrate professionalism in both written and verbal communication

Support and maintain an effective system of communication throughout the project team


Marketing/Relationships

Foster outstanding customer service and positive client relationships

Convey an image that supports CBR’s values

Deliver effective presentations as requested and demonstrate effective meeting skills

Client development


Management/Leadership

Operates with a goal to achieve a high level of independence

Job Qualifications


Education, Experience, & Certification

Construction Management, Civil Engineering, or other related 2–4 year degree and at least 2–4 years’ directly related work experience or an equivalent combination of education and experience.


Competencies


Computer

Strong computer skills, able to effectively utilize software programs such as Microsoft Office and Outlook. Able to learn and effectively use other in-house utilized software programs, i.e. Heavy Job, BlueBeam, and MS Project.

Language

Ability to read, analyze, and interpret complex plans, technical journals, financial reports, and legal documents. Ability to support responses to inquiries or complaints from customers, regulatory agencies, or members of the business community. Ability to effectively present information to clients and/or owner representatives.

Mathematical Skills

Ability to work with mathematical concepts such as probability and statistical inference, plane and solid geometry, and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations. Ability to identify and analyze trends. Performs analysis of variance, correlation techniques, sampling theory, and factor analysis.

Reasoning Skills

Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and complex variables. Ability to understand RFPs and convert them into terms, standards, and units of production used within CBR. Ability to handle multiple and changing priorities concurrently. Ability to work with practical problems and deal with a variety of variables. Ability to interpret instructions given orally, written, by diagram or schedule. Ability to professionally direct others. Ability to identify critical issues and recommend appropriate solutions in a timely manner. Time management is critical.

Interpersonal Skills

Ability to build and maintain trusting relationships with associates and customers. Ability to put people at ease; to develop and maintain effective working relationships with others. Ability to be direct and diplomatic in dealing with others to achieve goals. Ability to demonstrate sincere interest in others and their concerns.

The Project Manager has substantial contact with all employees within the company as well as considerable contact with customers and suppliers to the company. In many ways, the PM is the face to the external world of CBR.

The pace of work for the Project Manager typically fast and a large volume of work must be processed within a limited time. The ability to multitask is required as attention must be shifted frequently from one job detail to another. Frequent interruptions and distractions are typical.

Accuracy is critically important in all areas, for example in forecasting. The company relies on the Project Manager’s calculations and participation in forecasting for decisions it makes regarding projections of revenue and project costs. Errors in revenue projections and cost calculations may result in significant losses in revenue that could have severe consequences where the company might not be profitable. This could ultimately even impact staffing for the company.
